APPLICATION SCREENING GUIDELINES

Submit Applications to: WPM, 703 E Front St, Pt Angeles, WA 98362. You must include a check, money order or enter your credit/debit information on page 2 of the application. GUIDELINES:
We offer applications to anyone who requests one. 
Completed applications are reviewed in the order in which they’re received. 
ORCA may require up to three business days to verify information on an application. 
If we are unable to verify information on an application,  it will be denied. 
Applicants must be at least 18 years of age. 
All applications must be filled out completely; incomplete applications will be denied. 
We will accept the first qualified applicant(s); denied applicants will be informed by mail


PETS: If allowed Applicant must submit the following; 
Pet references; Copy of latest vaccination records; Pet will be required to be interviewed by management personnel prior to approval. 


Identification: Applicants must show two pieces of identification. One must include a photograph. 


Prior Rental History: Rental history of 3 years must be verifiable from unbiased/unrelated sources, or 2 references whichever is more. Applicants must provide us with the information necessary to contact past landlords. We will deny an application if, after a good faith effort has been put forth, we find that it contains unverifiable rental history. If previous landlord(s) report significant complaints or non-compliance activity the application will be denied.


Home Ownership: If the applicant's housing during the past 24 months has included home ownership, proof of ownership will be required and mortgage payment history shall be considered. 


Sufficient Income/Resources: Household income shall be at least 3 times the rent amount. Income/resources must be verifiable through pay stubs, employer contact, tax records, or bank statements. 


Credit/Criminal/Public Records Check: Negative reports may result in denial of application. Any individual who is a current, or convicted, illegal substance user, or has been convicted of the illegal manufacture, possession or distribution of a controlled substance can be denied tenancy. If any applicant has been convicted of any type of crime that would be considered a threat to the property, to neighbor's peaceful enjoyment of the property, or to neighbor's peaceful enjoyment of their property will be denied tenancy. If any applicant's background check reveals that an FED (court ordered eviction) action was taken, you will be denied. If any applicant has filed a bankruptcy within the last 24 months you may be denied. 


We do not automatically exclude rental applicants based on criminal history. Any criminal history will be evaluated in consideration of when the crime occurred, what the underlying conduct entailed and/or what the applicant has done since the conviction.
